Top Midlands fishery for sale

One of Britain’s top commercial coarse fisheries and fishing match venues is for sale through agents Fenn Wright at a guide price of £1.75m

Voted top fishery in 2005 by the prestigious Angler’s Mail magazine, Woodland View Fishery at Hagley, near Droitwich, caters for up to 120 match anglers at any one time, with more than 200 pegs in all spread around eight lakes.

Classed as one water, although actually a matching adjacent pair, the match lakes Front and Back Deams cover the greatest area of around 2.3 acres.  However, the pleasure angling Arles Pool, covering 1.7 acres, is the biggest single area, approximately six feet deep and with a central island.  There are also six rearing ponds, covering approximately 2.6 acres.

The site occupies around 25 acres, and was initially developed by the current owner from a single irrigation reservoir.  The sale includes a facilities building finished to an extremely high standard, containing a 120-cover café with commercial kitchen, clubhouse, bait and tackle shop and public toilets.  A substantial agricultural barn provides storage space for machinery and equipment.

Also included is a substantial modern owners’ house with its own private access via a long drive.  The ground floor of the property offers two good-sized reception rooms, kitchen, utility room, breakfast room, office, and a magnificent conservatory over 22ft long and almost 18ft wide.  A door leads from the spacious utility to a self-contained annexe of bedroom, bathroom and open-plan kitchen/living area. Upstairs, there are four bedrooms, the master having an en suite shower room, plus a family bathroom.

Fenn Wright partner and fisheries expert Martin Freeman says: “ Woodland View is located just off the M5 in a rural spot close to Droitwich.  Birmingham is about 23 miles away, Bromsgrove 10 miles and Worcester seven miles. With such a well- populated catchment area, the fishery attracts a high number of regular day ticket customers, but is also popular for corporate events and company outings.

“ Regularly featuring on Sky television as well as in most of the best-known angling publications, the numerous matches attract a high volume of entrants, and weights are consistently high, reflecting the good level of coarse fish stocks.

“  Following our recent rapid sale of another well-known fishery to the north east of Birmingham, Fenn Wright are confident that an angling business of this calibre will attract a similarly high level of interest.”
